INITIAL CONSULTATION
Property owners will provide overview of property to be managed if not acquired through CHLL. Initial discussion of goals, expectations, and service terms.
PROPERTY INSPECTION
Conduct inspection to assess condition and identify necessary repairs or improvements.
SIGNING OF SERVICE AGREEMENT & SPA
We finalize the relationship with the signing of the Service Agreement and Special Power of Attorney (SPA). The Service Agreement details the terms of the services provided, while the SPA grants necessary access to the property for renovation, setup, and ongoing operations, ensuring a smooth and efficient process.
INTERIOR DESIGN (ID TEAM) OCULAR VISIT
Design team will take measurements, and capture features of the unit for design considerations.
MARKET ANALYSIS, MOODBOARD RECOMMENDATION BY BRANDING DEPARTMENT
Visual guides are passed to the Interior Design Team, ensuring that every design element reinforces the property's appeal, strengthening its market demand.
INVENTORY RECORDING
Catalog all existing items in the property, and tag items for pullout or replacement.
PERMITS & PROCEDURES BY DEVELOPER / BUILDING ENGR
We assess any limitations and requirements, adjusting the design as needed to ensure compliance and avoid delays, keeping the project on track. We secure necessary permits and approvals from the developer or building engineer.
DESIGN & BUDGET APPROVAL
Present design recommendations, itemized renovation costs, shoplists of furnishing and styling costs for property owner's approval.
RELEASE OF BUDGET & ONBOARDING FEE
Property owner releases 50% of the renovation costs to ID Team, and the shoplists fund for furnishing to Property Management Team, including the onboarding fee specified in the service agreement.
This process begins with the execution of the renovation plan, transforming the property based on the approved design and budget. Throughout this phase, we work diligently to ensure that all renovations are carried out with care and attention to detail, taking market considerations into account. Once the renovation is finished, the property undergoes a thorough staging and final touch-ups to enhance its appeal.
START OF RENOVATION
The design team, with its project manager, will oversee and coordinate renovation work for standards and timely completion. The property management team will routinely check on the progress of the renovations.
START OF PURCHASING OF ITEMS IN THE SHOPLISTS
We begin purchasing items in the shoplists. Our team carefully sources and acquires the necessary materials, furnishings, and decor. This step is crucial in bringing the property's design vision to life and setting the foundation for a successful renovation and setup process.
PREPARATION OF GUEST MANUALS & BRANDED AMENITIES
We design and produce guest manuals and branded amenities to enhance the guest experience and strengthen the property's market appeal.
PROCESSING OF UNIT-SPECIFIC OPERATIONAL & GOV'T PERMITS (only when required)
When required, we handle the processing of all necessary operational and government permits specific to the property, at the client's expense. This ensures compliance and smooth operations of the unit.
RENOVATION COMPLETED
After the renovation, the ID team and Property Management team perform separate punch lists for final adjustments. Once completed, the property is handed over to the owner and Property Management team. The owner then releases the remaining 50% balance to the ID team.

SCHEDULE AFTER-CONSTRUCTION CLEANING & DEFERRED MAINTENANCE FIXES + HOUSEKEEPING ONBOARDING TRAINING
The assigned housekeeping team will conduct a thorough post-construction cleaning as part of their onboarding training. Simultaneously, any deferred maintenance issues identified during renovation will be addressed to ensure the property is in optimal condition.
FURNISH, SET-UP & STYLING
Setting up the property, and applying final styling touches. We also develop the CHLL Philosophy to ensure that the property reflects our brand’s values and vision. Our goal is to create a cohesive, attractive environment that enhances the property’s market appeal and aligns with our core principles.
LISTING PROPERTY PHOTOSHOOT
A professional photoshoot to capture high-quality images of the property, showcasing its key features to boost click-through, conversion rates and overall market appeal.
LISTING LAUNCH TO RENTAL PLATFORMS (AIRBNB) & DIRECT BOOKING SITE
We launch the property on rental platforms like Airbnb and our direct booking site, ensuring maximum visibility and accessibility for potential guests.
In this final stage, the property is fully operational, generating income through consistent bookings. We ensure transparency by sending regular income reports and profit and loss statements through our finance department. Payouts are sent according to the schedules specified in the service agreement, ensuring a smooth and steady income stream for the property owner.
